THERE IS ONLY ONE COMPANY CURRENTLY MAKING THESE GAS DETECTORS. SOUNDS FUNNY TO ME. IN ADDITION, THEY HAVE MONTHS OF BACKLOG. SOMEONE SHOULD FIND OUT HOW SOMETHING IS TO BE EXECUTED PRIOR TO MAKING A RULE. THIS IS THE DIFFERENCE BETWEEN THE PEOPLE WHO ACTUALLY MANAGE A BUILDING AND THOSE WHO THINK THEY ARE SOLVING A PROBLEM…PS. WILL LANDLORDS GET A REBATE WHEN THE ELECTRIC STOVES ARE INSTALLED ? TALK TO HPD.

Hi,
Is a sprinkler system necessary? Because there is already 2 means of egress, and smoke detector.
Counting the cellar floor area as zoning floor area is really against the zoning that has been in place for decades.I just think the cellar ADU conversion is more expensive than some family that can afford, and they need the extra income the most.

I have lived on Beach Channel Drive in Far Rockaway for many years. I am a senior citizen and it is very important to me to be able to construct an ADU, to help me earn income that will make it easier for me to stay in my home.
Unfortunately, I recently learned that my property overlaps – very slightly – the proposed Interim Flood Risk Map. It appears that only 100 square feet of my 4100 square-foot lot intersects with the projected coastal flood area, but the proposed rule nonetheless prohibits me from building an ADU anywhere on my property.
I would like to build an ADU in the section of my property that is not affected by the projected coastal flood area. On top of that, building code already requires that the ADU be constructed high enough to be safe from coastal flooding. I do not understand the City’s rationale for disqualifying an entire lot from the ADU program if an ADU can be constructed in compliance with code, outside of the risk area, on that very same lot.
Please reconsider this rule in a manner that allows homeowners living on the edge of the flood zone the ability to construct an ADU if they can fit its footprint outside of the flood zone. Thank you for your consideration.
