Here we go again, no real change is being made to address the lack of landlords being held accountable for maintaining apartment conditions. Why are you not raising the fines on landlords every year like you're raising rents? The voice of the PEOPLE continues to be ignored. Do you want people to chose between a roof over their heads and food in the mouths of their children? Where is the compassion? There is none, because the people reading these comments don't relate to the under served and struggle families have to make every single day to survive. Once again the concerns are not being heard. You have failed us once again. Its a shame that you created 311 to address and hear the concerns of those that built this city and now are retired and continue to see their rents go up every year. When are you going to stop raising rents - when it gets to $50,000 a month for rent? You've failed once again.

Dear RGB members, Once a building is converted from a rent stabilized building to a condo, all remaining RS tenants rent rates should be FROZEN! The building owner cannot and should not get a tax break, plus convert the building to condo's and make a huge profit at taxpayers expense. Our landlord destabilized 31 out of 60 apartments - had no TPP (tenant protection plan) in place and all the rent stabilized tenants lived in construction HELL and dust bowl for 4 years. In the last 6+ years the owner submitted over 28 work permits (WP1) to the DOB. all of them (in paragraph 26) stated that NO RENT STABILIZED tenants were living in the building during the construction /conversion of these apartments. this cannot be a clerical error. this was done deliberately (illegal under penalty of law - FALSIFICATION OF ANY STATEMENT IS PUNISHABLE BY FINE OR IMPRISONMENT OR BOTH) to avoid DOB inspection. Do you think this owner cares about the .075 increase for 1 year or 1.25 increase for 2 years in additional rent from the remaining rent stabilized tenants living in the building when he's made millions and still getting a tax abatement from NYC? Not only do I disagree with the proposed RGB increases, but challenge you to roll back all rent increases in the past 10 years, freeze the rent indefinitely, punish the owners by imposing heavy fines and imprisonment that have gamed the system, like our owner did. Every statement above is fact and verifiable through NYC agency records i.e Dept of Finance, DOB and ECB. I put the time and energy to do the research. with your resources, you will be able to review what I have, in a fraction of the time. Thank you for your consideration and professionalism.
